Absolutely not! Our credit check is completed through TransUnion SmartMove. This is considered a soft pull and will not affect your credit score!
Due to the high volume of interest, we are only able to offer tours to approved applicants at this time. Once you apply and get approved, just call or email and we'd be happy to schedule a tour with you!
Yes. All personal information and payments are securely transmitted through our third-party providers. The Tenant and Applicant Portal is provided by Innago. Credit, criminal, and eviction related reports (where permissible by law) are provided through TransUnion.
Very simple - we require that your gross household income be at least 3x the rent for whatever home you are applying for. Additionally, we estimate your utility cost and require that Rent + Utilities does not exceed 40% of your gross household income.
All income must be verified by paystubs and/or tax documents. When considering uneven monthly income, we consider an average of the past 6 months.
Absolutely! In fact - its required! All adults (18+) living with you will need to apply and sign a lease. We consider all combined income from every adult living on the premises - even from unmarried roommates.
Yes! Even if you're not retired, we can consider other assets or savings to qualify you in lieu of regular income.
No problem! We'll require a guarantor on your application. This person doesn't have to pay rent or live there - they're essentially co-signing the lease with you and promising to make payments should you fail to do so.
You certainly can! Having an eviction or bankruptcy on your record is not a disqualifier, however we may require a guarantor or additional security deposit for your lease.
Our current application fee is $35. Screening costs money - a surprising amount - to offset our costs, we charge a reasonable application fee which unfortunately cannot be refunded in the event you are placed on the waiting list or not approved. Don't worry - if you're placed on the waiting list, your application is good for up to one year* without paying an additional fee! We'll let you know if more homes become available and you'll be able to apply in just one click!
*Once a credit report has been issued your application will expire within 30 days. Once an application is expired or withdrawn, it can no longer be considered and a new application must be submitted with an additional application fee. You may choose to withdraw your application from consideration at any time by visiting the online portal or emailing leasing@dantegordon.com.
We'll reserve the home for you at no charge once you've been sent a lease for up to 48 hours, or until we can get you a tour if you'd like. Unfortunately, due to high demand, we must offer the home to other applicants after this time is up. Once the home is no longer reserved, you'll still be able to sign the lease and move in, provided no other applicants have yet done so.
Once you've signed a lease, you have until the next business day to pay, at a minimum, 10% of your Security Deposit to hold the home for you until you move in. Failure to pay the holding fee will automatically terminate your lease and the home will be offered to other applicants.

Absolutely! Unless stated otherwise in the listing, all of our homes are pet-friendly! Only domesticated dogs and cats are allowed - and there are breed restrictions. Please contact us and we'll be happy to provide a sample of our Pet Addendum for your review!
